Deductibles rise at every renewal
After a water claim, insurers reprice the whole building. Deductibles that were manageable a few years ago now reach six figures in many strata and condominium corporations.
Condo Buildings & Strata Councils
Stop water damage before it becomes a claim. Safehous is the only leak detection system purpose-built for condominium and strata buildings — vertical risers, multi-unit notification, and automatic shutoff on hot and cold lines.
Serving strata councils, property managers and developers across Canada.
The Difference
Most systems tell you a leak happened. Safehous stops the water — automatically — before a leak becomes a claim. That’s the difference between a mop and an insurance renewal. And in a strata building, one claim doesn’t stay in one suite. It follows the whole corporation to every renewal.
After a water claim, insurers reprice the whole building. Deductibles that were manageable a few years ago now reach six figures in many strata and condominium corporations.
Without monitoring, the average leak goes undetected for up to 72 hours. Three days of hidden water damage before the first phone call.
When water hits multiple suites, owners look to the council. A documented monitoring system shows the council acted — before the damage, not after.
Strata and condominium corporations are legally responsible for the repair and maintenance of common property and shared assets. Prevention isn’t optional — it’s the job.
Why Safehous
Most leak detection was designed for single-family homes and stretched to fit a tower. Safehous was engineered for condominium and strata buildings from the start — and it shows in three things no competitor offers together.
Dual Notification
One leak alerts the unit owner and building management simultaneously. The owner knows their suite is protected; the property manager knows the building is. No competitor offers both.
The condo differentiator
Hot & Cold Shutoff
Motorised ball valves on hot and cold supply lines close together the moment a leak is confirmed — stopping damage to neighbouring units and common areas, not just the source suite.
Under 30 seconds
Vertical Riser Coverage
From mechanical room to top-floor suite, flow sensors and wireless point-of-leak sensors cover risers, common areas, and individual units on a single encrypted network.

What We Do
Safehous installs certified sensors and automatic shutoff across your building. The moment water moves where it shouldn’t, the valve closes and your team knows — day or night, occupied or not.
01 — Detect
The FL-1000 inline flow sensor detects anomalies down to 0.01 ml/s — slow drips and hairline pipe failures that point sensors never see. Wireless point-of-leak sensors cover every high-risk zone.
02 — Stop
Motorised ball valves on both supply lines close together the instant a leak is confirmed. No manual action. No one needs to be on site.
03 — Alert
Instant app notification to the unit owner and a simultaneous alert to building management — SMS, email, exact location and time.
04 — Certify
A full certification package delivered to your broker within 48 hours — the documented proof insurers look for at renewal.
How It Works

Add-Ons
Pool feed monitoring · irrigation flow integration · fire sprinkler flow sensor · relay switches & check valves · repeaters · additional inline sensors · recirculation pump integration · additional floor sensors.
Sensor counts shown are a starting configuration — systems are scoped per suite and per building. All pricing quoted in CAD. Installation coordinated with vetted Canadian contractors.
Budget-Friendly by Design
Full-building protection doesn’t have to be a full-building vote on day one. Safehous is fully modular — protect common risers and mechanical systems first, then add individual suites as owners opt in or budgets allow.
Start with common-area risers, boiler rooms, and amenity spaces — the highest-risk shared assets. Expand unit by unit on your timeline.
Each stage works standalone. There’s no half-installed system waiting for phase two — protection is live from the first sensor.
500+ devices per gateway on an encrypted network. Add floor sensors, relay switches, repeaters, and recirculation pump integration as needs evolve.
How It Gets Approved
Councils don’t buy hardware — they pass resolutions. We build the paperwork around how strata funding and meetings actually work, so the proposal arrives in a form your owners can vote on.
Water-loss mitigation belongs beside the plumbing line items your consultant is already costing. We provide a scoped, phased quote your depreciation report provider can drop straight into the next update — so the spend is planned, not reactive.
Scoped costs · Phasing plan
Phasing keeps the number small enough to matter. Common-area risers and mechanical rooms are a different funding conversation than a full suite-by-suite rollout, so we price both routes side by side. Your property manager or strata lawyer confirms which one your bylaws and provincial legislation allow.
Both routes priced
Most buildings approve this at an annual or special general meeting. Bring us in before your notice package deadline and we prepare the costed options, the resolution wording, and the council slides in time to go out with the notice.
Notice-package ready
Every assessment ends with a written recommendation: what we found, what we propose, what it costs, and what it is expected to do for your insurance position. Owners see the reasoning, and the record shows council acted on it.

Wireless Technology
WiFi-based systems drop offline when the internet does — and struggle through concrete floors and mechanical rooms. Safehous runs on LoRa plus secure cellular IoT: long-range, low-power connectivity engineered for multi-storey buildings.
Sensors and valve controllers communicate reliably across every floor, parkade, and mechanical room.
Engineered to cut through concrete, steel, and the toughest building layouts.
Less maintenance access to suites, zero downtime, continuous protection.
Encrypted cellular IoT alerts keep the system online through outages, dead zones, and internet failures.
Canadian Owned & Operated
Your building’s protection shouldn’t depend on a supply chain you can’t reach. The sensor that detects the leak is manufactured in Canada, the software that acts on it is developed here, and the company standing behind the warranty is Canadian.
The in-line flow sensor — the detection core of a full building system — is manufactured in Canada under licence from Safehous LLC. It is the component that finds the leak, and it is built here.
Made in Canada with imported parts
The controller software deciding when to alert and when to close the valve is written and maintained by our team in Canada — not licensed in from offshore and left unsupported.
Canadian development
Safehous Systems Canada is Canadian owned and operated. Your assessment, your installation, your warranty service, and the person who answers the phone are all here.
Canadian owned & operated
To be precise about it: the FL-1000 flow sensor is made in Canada with imported parts, and our controller firmware is developed in Canada. The point-of-leak sensors, the LoRa gateway, and the automatic shut-off valve are manufactured abroad. We would rather tell you exactly which parts are which than round it up.
The Promise
Every device is backed by a 3-year warranty. If anything fails, a replacement ships within 48 hours — zero downtime, zero worry.
Encrypted, dedicated cellular connectivity — no reliance on the building’s WiFi. Always on, always watching.
A dedicated project manager, a callback guarantee within 2 hours, and vetted Canadian contractor coordination — from first consultation through ongoing support.
Real-time water intelligence. Automatic shutoff. Total peace of mind — for owners, councils, and the managers who answer to both.
Documented Results
Buildings with certified Safehous monitoring have gone back to their insurers with documented proof — and come back with better terms.
Questions
The objections that come up in every council meeting, answered plainly. Anything not covered here, ask us on the assessment call.
It doesn’t stall the project. The system is modular, so common-area risers, mechanical rooms, and amenity spaces get protected first — that work never depends on suite access. Suites are then sequenced as owners come on board, and we document which units are covered so your broker sees exactly what is protected and what isn’t.
The strata corporation does. Safehous uses the data to run and support your system — we do not sell it, and we do not hand it to a third party without your instruction. Alerts are routed to the people you nominate: the owner of the affected suite and your management contact.
Detection is based on flow behaviour rather than a single wet contact, and thresholds are tuned to your building during commissioning. When something trips, the owner and management are alerted at the same time, so a shutoff is never the first anyone hears of it — and the valve can be reopened once the cause is confirmed.
No. Devices communicate over LoRa wireless on their own encrypted network, so there is no cabling through finished walls, no reliance on resident WiFi, and nothing for your IT or telecom provider to coordinate.
Failed devices are replaced within 48 hours, and hardware is covered by a 3-year warranty. Monitoring continues on the rest of the building while a unit is swapped.
Partly in Canada, and we will tell you exactly which parts. The FL-1000 in-line flow sensor — the component that actually detects the leak — is made in Canada with imported parts, manufactured under licence from Safehous LLC in the United States. Our controller firmware is developed in Canada as well. The point-of-leak sensors, the LoRa gateway, and the automatic shut-off valve are manufactured abroad. Safehous Systems Canada is a Canadian owned and operated company, so your assessment, installation, and warranty service are all handled here.
It depends on the building — number of suites, riser count, and how much you phase. The building assessment is free and ends with written pricing in CAD for the routes we recommend, so council can compare a common-area-first phase against a full rollout before anyone votes.
